We're looking for our first space for the group in the Surrey/Hampshire area. This page lists what we're looking for and what we've found so far.

This project is open to everybody - if you think you've found something that meets the requirements, add it, post to the mailing list and we can investigate it.


Possible areas

The initial location for the permanent venue was proposed by Alan Wood as Aldershot. Aldershot is relatively inexpensive, and near the Surrey and Hampshire border. Another possible location suggested was Ash Vale, which may be less expensive.

Areas generally outside of our target are:

  • Guildford due to distance from Hampshire
  • Camberley, Blackwater etc (north of M3) due to proximity to Reading HS
  • West or South of Farnham

Alan Wood felt that 2000sqft was too large, and something in the 600-700sqft was much more affordable and a good first hackspace. London HS by comparison has two 1300sqft units, one for "clean" activities and one for a workshop and storage. Reading HS is approx 270sqft of usable space, plus stairs, storage etc and is generally considered to be too small. Brighton HS is 1000sqft plus another 1000sqft they can use at busy times.

Chris Roberts had been unable to find any locations below 2000sqft in Aldershot and Alan Wood suggested that we search for "Light Industrial" units.

Definite requirements:

  • Water and sewerage
  • Lavatory
  • Electricity
  • Ample parking
  • Refuse collection
  • Broadband capability


  • 3-phase electricity
  • Little or no internal finishings (e.g. hardwood floorings or carpets) we can mess up
  • Flexibility, both changes to space and not being tied to a long lease
  • Near to public transport
  • Space for radio antenna(s), e.g. above the building, or mounts on the side
  • Disabled access
  • Space outside to (temporarily) build larger projects

To quote LHS' search for a space in 2010:

Ideally we want at least two rooms/areas - one carpeted for hacking, light electronics, and chilling out, and an uncarpeted room for wood/metalworking. If it is a large open space we can build internal rooms ourselves, but bear in mind this is surprisingly expensive (and will have to be done to Building Regs)! Most landlords will also require the space to be returned to its original state once we move out.

Business rates depend on the rateable value (RV) set by the Valuations Office and are around 41-45p to the £.

There are discounts to be had though:

  • Small business rate relief starts at 50% with a £6k RV up to 0% off with a £12k RV
  • Charity relief covers both registered charities and non-profit making organisations (at council's discretion) for 80% off

For comparison, LHS' two units have an RV of £5400 each and their budget lists rates at £486/mo. They don't receive any charity relief on the rates, as they don't have enough members from Hackney itself.

Linsford Lane, Mytchett

Visited on-spec by Alan Pope on 13th June 2012, read his list post for more details. And by AL,Christel and FC on 02/07/2012 (updated)

Stumbled upon this driving past. Secure coded gated industrial park in a residential area. As such they have some quirky Council-imposed limitations, but they're pretty flexible. Owner lives on site and is very prim and proper about the place, in a good way. It's all very clean and tidy. No units immediately available, however they're building two new ones which should be available in ~6 months. They also have a current tenant who is moving to another larger unit, so their unit becomes available. As this was a drive-by visit I didn't necessarily capture all the detail I might need to.

Unit is half brick, half steel construction. Has toilet & kitchen facilities and is split between office and workshop. I didn't get to go in because there is a tenant already in. Might be possible to book an appointment to have a look though. Quite a bit of parking space, but there's a fair number of units, so can get busy. She said they're making more spaces available (tearing down a bush in SW corner) which brings them up to ~106 spaces. The view on Google Maps is pretty accurate.

Hi Folks remember yesterday I mentioned a really low cost industrial unit at £1.99 per sqft it here on my ex clients site. Take a look and let me know your thoughts, its cheap because of its construction likely and prob somewhat rundown, but its position is excellent within walking distance of 2 train stations on 2 different lines alton-waterloo and reading gatwick.

East Clandon space

Improbable due to lack of facilities.

Chris Roberts mentioned that a friend of his had recently taken on a £4,000pa building, of which he only requires about a quarter of the space. This building was located in East Clandon, near Send Prison. The building was little more than a roof and walls, as far as Chris knew, but there was a possibility that it might be available to sub-rent inexpensively and, just as importantly, without a long commitment. Security was non-existent, and we would need to provide some security, which would also benefit Chris's friend, and might be an added incentive.

Update: no 3-phase, no lavatory, no water.

Bartons Yard, Odiham

Improbable to location towards M3, away from Surrey.

Light industrial/warehouse unit with secure yard and on site parking. Very convenient access for junction 5 of the M3.

Bridge Industrial Park, Camberley

Improbable to location towards M3, nearer to RHS.

Buildings 3 & 7 offer 12 newly partitioned and refurbished industrial units featuring loading doors, toilet facility, kitchenette, 3 phase power supply and designated parking. This is an ideal opportunity for car mechanics, and similar intensive industrial users to operate without difficulties from the landlord.

Bridge Road is situated off of the Frimley Road approximately half of one mile from the A30 London Road. There is ample local shopping within walking distance.

Has good security - roller shutter security door on front door, 2 year old steel fire door at the back, rfid alarm system, linked to call centre. The police also operate a business watch scheme in the area. Gas Heating. 3 Phase power. Parking. Close to Farnborough main train station. Close to Farnborough town centre for shops, restaurants takeaway etc. Broadband available.

Workshop with internal and external storage. Town centre location. Flexible lease. New lease.

The accommodation comprises a workshop with covered parking and open storage at the rear. The workshop is accessed via a metal concertina access door with a height of approximately 7ft (2.13 m). The accommodation is divided into two bays and includes a solid floor and dual timber access doors.

DC contacted for more info about electricity, water etc. No response.

The New Barn, Badshot Lea

Improbable due to lack of office use?

The barn is a timber clad steel frame building constructed approximately 5 years ago secure and well specified for barn storage use. Presently used for horticultural storage it has a rough concrete floor, double door access. The associated land backs on to the A31 hidden by close board fencing, is surfaced with scalping, flood lit. The landlord will improve the security fencing if required. Situated next to private dwellings and an office.

Listed as a "secure" barn plus land nearby. Has 3-phase electricity.

Beechnut Industrial Estate, Aldershot

(moved as it is it already let) Beechnut Industrial Estate is an established estate with a mix of specialist car workshops very close to the town centre and within easy walking distance from the railway station.

The property is a neat business unit divided into separate cells with a small loading door having dimensions 3.05 m high and 1.74 m wide. The first floor mezzanine area is fitted with a shower, WC and kitchenette. The property can be recarpeted if required by a new tenant. The property benefits from gas central heating and and insulated composite panelled roof.

There are notes about business rates in the brochure, including that the VO hasn't split the property yet, but they're expecting the RV to be £6600 so it gets small business relief.

Farnham Business Centre, Farnham

Unit 8, previously used as pizza takeaway premises. Close to Farnham town centre, walking distance from train station, bus stop (Aldershot/North Camp and a variety of other bus routes) just outside the door. On-site parking with an additional two large-ish carparks outside (pay to park). The unit has a loading door and office space on the first floor.
